I think I have already addressed the issue of what to do if you don't want to be ripped off paying a so called "guru", attend a local REIA meeting. The few that I have attended have a networking component and everyone shares and helps each other. If someone is to lazy to do that then they aren't going to and don't deserve to succeed.

The "Gurus" won't teach you anything regarding REI that you can't learn here (BP) or by reading a book. In fact your worse off if you follow a "guru's" advice, as they are not teaching the proper way to conduct a real estate transaction especially as it relates to "wholesaling". This will get you into trouble in the long run. I have commented on a couple of blogs/posts where the "gurus" have responded to questions and they refuse to respond when I "call them out" on this subject. Join a local REIA and read everything you can, the "Gurus" will only take you money and leave you to fend for yourself win trouble comes calling.

I could not agree with you more. I spent the past 5 years investigating fraud related to real estate for the State of Ohio. Every case of fraud always involved a guru some how, whether they were personally involved in the investigation or had taught the person how to do it (usually the case). In the situations where there was a "student" that had committed the fraud they usually did it not knowing they were committing a crime, whether regulatory or criminal. I hope that this lawsuit is only the beginning as the "gurus" need to go, they have been around for a long time.

Sorry you took my post so personal, it was directed to every wholesaler out there that has learned to "wholesale" from a "guru". I have been trying to warn others that what they teach will get you in trouble, either civilly, regulatory or criminally. You just happened to be the one that posted your story. Believe me you wont be the only one this happens to. Where did you learn this?

Wow, what a way to make my point regarding wholesaling. Very few REI's know exactly how to conduct a real estate transaction let alone a wholesale/assignment transaction. It only takes one bad transaction to screw you big time! I have yet to see a "guru", mentor or coach that is teaching this the proper way, not say there aren't some out there that are teaching it properly. But this is a big reason why you should save your money and learn from a real investor and not someone who makes their living "teaching". I hope you can minimize the damage.

Cody I never said that "wholesaling" is illegal. What is a violation of most real estate licensing laws is how the transaction is conducted. That is where every "guru" that I have watched and/or investigated falls short, in teaching how to properly conduct the transaction. As far as lawyers go, one of the most well known real estate investment attorney's wasn't/isn't advising the correct way to conduct a "wholesale" transaction, the attorney and one of his biggest clients asked me for my opinion on how they were presenting "wholesaling". Additionally, the Chief Legal Counsel for the Ohio Division of Real Estate in my opinion misspoke in a video she participated in regarding "wholesaling". So just having Esquire behind your name or a Juris Doctrate doesn't always mean you are right or know what you are talking about. If you want to send me a copy of your latest documents to review for compliance and walk through your current presentation on "wholesaling" I would be more than happy to retract my statement if I am wrong.

I have watched several of your videos and like every other "guru" I have watched, you are not teaching "wholesaling" in a way that your student/client can avoid possible regulatory action and/or criminal prosecution.
