Everyone above is right. Carmel is great to live in - less great to invest in!
Also - if you are just looking at your Income - PITI, you are NOT getting anything near a full picture. You need to take into account repairs, CAPEX, vacancy, etc. In a perfect month, you will see a positive impact on your bank account of $160, but you aren't accounting for the house slowly but surely breaking down, or the time where you inevitably have to re-rent it.
