Have you read David Greene's book on Long Distance Real Estate Investing?  He often talks about the "Core 4" - but since you aren't planning on renting, you probably don't need a property manager. Would recommend getting a:

1) Lender

2) Agent/Deal Finder

3) Contractor

I know you aren't looking to invest long-distance, but I think that book would help you wrap your brain around how to systematize.

 Best advice I have is to ask for them. You might not completely remove your housing expense, but you can likely SIGNIFICANTLY reduce it while building up some serious equity. Sounds like you are on the right path!

Quick is relative - but yes - you can get "rich quick" from real estate. The cost is a lot of saving and a ton of hard work.  It's my goal to "get rich quick" and become an overnight success story by working on nights and weekends, making an offer every day, and opting to not buy the new car that I could totally afford.

Through thousands of hours of work, I've been able to accumulate 20 doors in the last 2 years, and there are a lot of people much more successful than me here on the forums.

Quick does no equal easy.

I’ve been using a broker who has been getting me mostly Foremost Insurance. Only had one claim with them over the last 2 years and they were INCREDIBLE. HIGHLY HIGHLY recommend.
