My wife definitely gets stressed about buying houses (even though she's mostly hands off). The way that I've been approaching it is that I take her on a really nice date every time.  I invest at least a month of the new place's cash flow to make her associate buying houses with fun experiences.

You can learn how the buying process works, how the property management company operates, and what areas you want to invest.  It's how I got my start (with 1 property) and now up to 20 total doors (and scaling).  It's not necessary for everyone - but it also gives you a "trial run" if this is something you really want to do.

You should have an official note with them that they are lending to you.  Should avoid any "gift" issues.

Also - be very careful when going down this path and make sure you know what you are doing.  You are risking your parent's home in pursuit of your goals.  Don't do anything hastily.

Hey George - that's an awful lot of questions.  My quick reply is that you need to do a lot of research before considering the market.  There are a lot of A, B, and C areas that all have differing cash flows/RTVs.  What's your goal? Are you looking for maximum return? Maximum consistency? Appreciation?

Depends where you are in life. If you are looking for a mindset book for money, read Rich Dad Poor Dad. If you are looking for more actionable data, I'd read Set for Life.

Let him invest in your property and install their own camera. Makes them more invested and less likely to move.

Honestly, with a condo, I don’t know what the biggest drainer would be.  I’d just be really cautious given the drop...
