I'm biased but I continue to recommend excel spreadsheets for that purpose. Easy to use, cheap and flexible!

If you're bad with math, you still have plenty of solutions that can help you with that in your real estate investing journey. BP's calculators are one, excel spreadsheets are another!

It is usually a mix of multiple ratios and other considerations, which all depend on the deal honestly. But I had to pick only one indicator / calculation, then IRR would be the way to go (and there's a reason why professional investors and investment firms use it so much)!

As others have mentioned, you should try t calculate the IRR of your investment, it will take all these aspects into consideration. Best way to calculate that is to input all your info into an excel spreadsheet.

I've saved a few spreadsheets including to analyze rental properties. Note however that the spreadsheets do not include taxes (which would require too many specific assumptions)

It's not specific to Canadian deals but I would expect the logic to be the same.
