Samantha - Welcome! You are so smart! My boyfriend and I did the same thing a year ago and though it may take some time watching the market, house hacking is totally possible! We looked at maybe 20 properties, from fixer uppers to move-in ready and finally found one that fit our needs. We ended up buying in the Baltimore area and it was the best decision. Has your agent provided you with the other agents' buyer's feedback? I would revisit the price and also consider staging, as you said. In my opinion, the photo quality isn't great, which, as an agent myself, drives me nuts! I just sold a property in a much less desirable neighborhood, but we went all out with the staging and photos and I honestly believe that's what helped it sell in 30 days. When a property is up against others that present a better first impression, it loses out. It's always best to give it everything you've got from the start!

@Ozzy Sirimsi is right. Old homes mean old plumbing and electric, which means $$$$! Definitely find a realtor with experience with these older homes and be sure to get a home inspection!

In general, I'm seeing properties sell fast in Baltimore, which is the product of not enough inventory and too many buyers. It is generally driving the prices up, which is great for homeowners, but not so great for investors.

Are you planning to use cash or finance? Assuming you're looking for near turn key, with that kind of cashflow, you might want to keep an open mind when it comes to neighborhoods. Start by driving the city a bit and speak with a realtor who knows the neighborhoods.

Wow.. so rough on Baltimore City. Those who are not from Baltimore are usually hesitant to invest here. However, there are many opportunities, if you are familiar with the neighborhoods. Baltimore is a big rental market. I agree that you must see it day and night and locals can tell immediately if it's a good block to invest in. Only downside is that the market is on the upswing, so I would buy soon. Not a lot of inventory, so look for auctions and get on wholesaler lists. Also, keep in mind that there are upsides to "C" class, especially when the market tanks again!
