Keep in mind that bigger payoffs will always come from riskier investments. I think success in real estate starts with seeking the knowledge through books, networking, BP, etc. Then, building your network/team.
I also think speaking with a financial adviser and explaining you want to invest in a few different ways (mutual funds, RE, etc) is a great way to start!

I agree with some of the other posters that you can find a 2 unit (I've even seen some 3 units) under 110k. Definitely take care of your financing first and try to find the best rate. Then, it's time to go shopping and you'll definitely want to plan a visit to see lots of properties in different neighborhoods, especially those you may have not visited while you were living here.

I did the same thing and house-hacked, though we went with a detached in the city because we needed more space for our lifestyle (music studio in our basement). It's so smart and I honestly don't know why more people don't do the same. I suppose some people really prefer their privacy, but I'm so used to living with people or having tenants that it would be weird not to.

You might consider Baltimore. There's a big rental market in the city. Obviously, you'll need to familiarize yourself with the appropriate neighborhoods that meet your criteria, but I think your price range would be a great fit.

There are many factors to consider... Does the seller have a P&L he/she can share with you? Have the utilities been separated and are they included in the rent? Did you use the BP calculator to plug in taxes, interest, vacancy, PM, etc?

Are you planning to buy and hold or flip? There have been 22 sales in the last year, 7 over 130k. 7 rentals, averaging $1200. In general, I'm seeing most action (sales/rentals) on Washington Blvd, Carroll, and Carey St.
