What deal analyzer do you use? I currently use one that does the job on small properties but I'm sure there are more detailed, robust software or excel sheets

There are cheaper online options for registered agents. There are ones for less than 100.

I am actively trying to get FHA financing on a fourplex. I have excellent credit and W2 and had 11 banks and brokers tell me I HAD to put 20-25% on a fourplex. when I asked why and they said that's what they require or some variation of the following. Yes, I'm still looking.

I just signed up to use them. They have updated the service option to offer a more hands off approach for the landlord/property manager. I'll keep you posted on how it goes.
