@Michael Healy frankly, I would get the police involved even if it meant giving up some rent to get her out. Your safety is far more important than the rental unit.

I would try maybe going for off market deals through direct mail or another way or perhaps you could look at investing in a 3-4 unit small multi family where the cash flow would be higher.

The one thing by Gary Keller. Teaches the importance of focus and dedication to one thing at a time. It is the book which has personally helped me the most.

@Travis Henry I agree completely with there strategy. In my opinion you want to limit risk as you are getting older so you can live comfortably and without worrying about loans being passed to your children or other complications with leverage.

I feel that you should find a way to start real estate investing if you are very passionate about it.

If you feel pulling equity out is a good way to do that, have at it.

I personally always invest in cash flow first, appreciation second because no matter where you are in the world you cannot predict what the future holds.

I also believe that tying up that much equity in one property is not a good thing. I prefer to diversify my investments.

Depends what the Local competition are doing. If they are modernizing everything and that is what makes them stand out and have great cash flow I would say do the same.

However, if all of the other houses kitchens look like yours I would leave it or maybe paint the doors and walls to give a bit of contrast and pop.

I believe real estate is the best path to retirement and therefore everyone should find a way to make it work for them.

For you I would consider a turnkey real estate company or hiring a very good management company for your properties. It kind of depends how hands off you want to be.
