@Patrick Culleton

No I would never, ever not cash flow on a rental. Cash flow would be my goal and any other money that comes from the property is just a bonus. Eg appreciation etc

@Alex Rodriguez

I don’t have any personal experience wholesaling but I do think it a great way to build up funds and contacts in real estate investment until you can get your big project off the ground.

Love this theory. If it’s not there to buy, make it yourself. Entrepreneurship at its finest.

I’m always weary of online calculators I always prefer to be aware of every step of the way which is why I build my own excel spreadsheets.

Solving individual little problems with every property I analyse. The satisfaction when I get something worked out cannot be beaten.

@Dave O Shaughnessy

Hi Dave, welcome to BP.

Just one question. Is Aussie life all it’s cracked up to be? Lol. I’m thinking of emigrating from Ireland at some point in the future. Should I consider Australia?

@Tiffany B Alexander

Look a bit deeper into owner finance or if you want to do regular deals with a partner, setting up a partnership would be a good call.

Post: Turnkey or value add?

@Matt Nettles

In my opinion It all depends on your investment goals. Turnkey is great for cash return but value add gives you the option to control the future value of the property.

I think If you want consistently good cash flow go with the turnkey but if you want a big cash payment when you sell keep looking for better value add deals.
