No I would never, ever not cash flow on a rental. Cash flow would be my goal and any other money that comes from the property is just a bonus. Eg appreciation etc

I don’t have any personal experience wholesaling but I do think it a great way to build up funds and contacts in real estate investment until you can get your big project off the ground.

Look a bit deeper into owner finance or if you want to do regular deals with a partner, setting up a partnership would be a good call.

In my opinion It all depends on your investment goals. Turnkey is great for cash return but value add gives you the option to control the future value of the property.
I think If you want consistently good cash flow go with the turnkey but if you want a big cash payment when you sell keep looking for better value add deals.
