Sounds good. I would screen the tenants which are already in place as that is usually a make or break for management purposes and your own sanity when managing the property.

I would argue that a partnership is the best way to get into real estate investment with no money as it also gives you a contact which will know other people in the industry so many deals can stem from one partnership.

I would say that a good credit history and conviction record is the most important for a tenant.

I find the idea of investing in mobile home parks very interesting. Love the idea that all you need to get started Is land, utilities and some concrete to put the mobile homes on.

Space heaters are the answer. Also, Make sure your pipes are properly insulated

Think of it this way, you could turn that 250k into one property or five down payments on five different properties. That sound enticing doesn't it?

If you put the property in an llc you should be able to sell shares of the llc which is the kind of thing you are thinking of.

I would make sure to analyse at least 1 property every day and once you feel confident in that you should be able to jump right in as you have been educating yourself for quite some time.
