@Melody Chang I too would talk to an attorney and CPA to see what will work best for your situation. We kept it simple by purchasing an umbrella policy to cover all of our properties and then think about LLC after we have a few more properties under our belt. Have you looked in series LLC? @David J. is an attorney and a fellow BP member who is doing really well. He maybe able to give you a few pointers about the series LLC.

Hi @Kennedy Williams and thanks for sharing. Who is the company you use to purchase the post cards? From what I've listen, continue to send out the marketing on a regular and consistent basis.

We're looking to do direct mail in our area as well. What was your criteria for your farm area?

Welcome @David Zhang and welcome to BP! Congrats on your first property. I'm in agreement with @Sharon Tzib on the low numbers due to cash purchase instead of leverage.

One way to save some money is to market the property yourself instead of having an agent. Stick a sign in the yard, postlet and greensheet and you're good. That's all we've done and never needed to lose first month's rent.

We too stay away from condo for the fact that we have no control of the building. Too many variables for our liking.

Did you have insurance somewhere included in your numbers?
