Thanks Ted. I understand what you are saying. This is AZ, one of the hardest hit bubble markets, but Tucson, not Phoenix. Still not good for sales, and there is some expectation of foreclosures to come onto the market relatively soon.
After I posted that, I realized it's been on the mls only a month, Not long for this area today. I'll have to look again, seems DOM in my area is about 90-115 days.
It's just that this time of year is historically our strongest selling season.
When I listed it, it was with the help of recent comps, and it's in a range that interested people could make reasonable offers. The one I turned down was way not reasonable, AFAIC. Seems like everyone's holding their breath.
I see my neighbor dropped HIS price 2 weeks ago to 500 less than mine, and his is 200 sq feet larger. He is listing it now as a 3 bedroom, and unless they enclosed the den, it's a 2 bed + den. His has been on the market for about a year.

We replaced the core of my 15 yo kitchen sink faucet last night. Now the single lever goes all the way around. The one on another sink does not. I don't think they're supposed to, but we can't get it to not do that.
Should they should, or should they shouldn't? If not, what do we need to do to fix that? I don't want to replace the whole faucet.
And if they should, why doesn't the other one (in a different house).
No, we didn't have any extra parts! :mrgreen:

My house has been listed on the MLS for about 5 weeks, and on Craigslist and a number of other sites for the same time. There have been few calls from realtors, One rejected offer, and only a few from internet sites.
I just had the house inspected by a certified, licensed, inspection specialist. He found only a few things wrong. All have been repaired except one, and we had to get material for it. That will happen Tuesday.
I'm preparing for a 5 DAY SALE at the beginning of August, but so far there has been no response to my ad.
Pre-inspection is one of the suggested items. In the 5 DAY SALE, people can have some assurance what they are bidding on is in good condition, as well as looking good.
I would make the repairs if I were keeping it, and I might, to rent out, if there are no calls.
If there are no calls, I have to decide to take it off the market (such as it is) and rent it, or, rent it while trying to sell. difficult I know, but it's getting time to do something. Very little is moving here.
Today, I will call rental agencies to send packages to me, as well as brokers who do both rentals and sales.
I am disappointed: I really do want to sell it.

A potential problem with that is it is not the local realtors mls, and many people may not see it. Why not spend that money to get a flat fee listing on the realtors site?

Today, as frequently these last several weeks, I did not use the X-Back harness on Mira when we went on the bike. I just used her leash and the 3' bungee attached to her collar, and had her run beside the bike. I got to pedal a lot more, so we don't go quite as far.
A woman left her house, leaving the large black cat out. Mira was aware of the woman, and probably the cat, and her step brightened, but she did nothing else. The woman went to her car, the cat went to the house next door. I think that's when Mira saw it. At the "leave it" command, Mira did, and we continued on,
making a left onto the sidewalk. We continued on for a bit before turning around to return home.
We would go north about .2 miles, then right onto our street. But what is that up there by the sidewalk? A plant? No. A dog? No. Is it a plant? It moved. Maybe it is a dog. Then Mira became aware of it.
We started towards it, and as we got closer, I saw it was the cat, and Mira sped up. I stopped her with AAAAAAA!, and brought her back to my side. She is abasolutely NOT to chase ANYTHING while on leash, in harness or not.
She didn't like it, and that cat was still there. We waited a moment to see what the cat would do. It stood, arched its back, and even from that distance I could hear it hiss.
I checked my hold on the leash. I fold it over so that if needed, I can let her go. I gave Mira the evil eye, told her to leave it, brought her closer to my side, and we started forward again.
The cat ran the other direction and tried to climb the wall, but it was too high. Mira is trotting at my side, slightly pulling. I ride the brake, reaffirming "leave it". The cat runs farther along, and is able to top the wall, where she stands a few seconds, back arched, watching us, before she disappears as we get closer.
Mira is still at my side, but leaping excitedly and I stop and give the command again, and she settles down. We continue on. Now she has more leash and runs slightly ahead. As I give the
rest of the leash, she turns and laughs, comes back for praise, then off we go.
She turns onto our street at a trot, and we're home again.
She did well with that cat teasing her. Usually with the bike, she has her harness on, and it's been years since she's chased anything in harness. This was a new experience.
A good start to the day. :mrgreen:

I chose to do FSBO because the agent I wanted to list with had a few things in her contract that I would not agree to, and a couple of others I wanted to discuss with the intention of removing them or easing up on them. She totally refused any discussion on any of the points. I couldn't believe her attitude.
She said, nose in the air, "Sell it yourself. You'll be happier."
I looked at a few other listing contracts, and at that time came across the book, HOW TO SELL YOUR HOME IN 5 DAYS. After reading it, I knew I could do it myself. I am as much a neophyte at this as you are, probably more so, and I know I can do it. Read the book, I think you may decide the same thing.
The other contracts were more to my liking, but after reading that very easy to read book, decided to sell on my own. It gives all the steps and info needed.
In fact, I just made an appointment to show it. Wish me luck!

For anyone considering flat fee mls listing, some questions to ask--wish I knew beforehand) things I didn't know:
MY phone number is not on the public information. My lister (via Owner.com) is in Phoenix, a long distance phone call away, and people may not make that long distancephone call. It threw agents off, and a couple asked me about it.
The flat fee listor wanted to rent me a keysafe for $100. I bought one at home depot, and he had keysafe info on the agent info. After a few agents showed the house, I got an email from the lister, saying they had to remove all info about a keysafe from the agent sheets.
Be sure your flat fee lister is a local lister, and find out what info you can and cannot put on your listing.
One question _I_ have is whether agents are Does the NAR tell agents to shun or boycott people who try to sell themselves?
Property is not moving where I am, but I would have thought that a few more agents would hav showed it...
