I suppose the staging worked. I felt much more comfortable showing it, it looked very nice, even with the borrowed older furniture. Everybody remarked on it, a couple of people wanted to know if the furniture went with.
It did not sell, I moved into it, which was the original plan. My former residence is now up for sale, the sign was planted today. I'm not planning to stage this house.

I'm offering my house in Arizona AS IS on a 5Day Sale Method. My planned sale dates are the weekend of May 2-3.
I am probably not going to have it inspected myself. I'm not staging, but it shows well--repairs made, fresh paint, clean, turn-key inside and outside.

In this method, the buyer signs the papers and puts the deposit on Monday. If he fails to do that, the house is immediately offered to the next highest bidder.
Since it is "AS IS", am I required to give the buyer time for inspections, including physical and environmental, documentation of the property and title?

If not, how much time should I give for financing to be arranged? 1 day, 2, 3?

AZ does not require seller's discloure if the buyer agrees. I have no problem filling one out, Should I provide one? The house is AFAIK, in very good condition.

If it does not sell via the 5Day Sale Method, I will probably list it at FMV. Then a buyer will have the time d do the inspections.

Thank you. Citi's been advertising here that they know how to take caare of yout money. I guess they do, don't they? But it would help if they would say they would take care of it in THEIR best interests. I, as a consumer, forget that.

Is there a way to explain what all the above means? Can you explain it in terms in which someone who has trouble balancing their own checkbook could understand?
Then, how does all that affect me as a regular senior citizen?

There IS what is acting like an (open )mls in many places: Craigslist. As I peruse the real estate section, I see the BROKERS and Agents have taken it over. It's hard to find FSBO's there.
Several agents have told me they get most of their sales via Craigslist. I'd like to see brokers either banned from Craigslist, or relegated to a separate section so the the FSBOs are easily seen, or FSBO's able to post on the MLS for free, just as the agents and brokers list on Cgaigslist.
If btokers, agents and the NAR do not want fsbos on the mls, they should keep the brokers and agents off Craigslist and other lists like it!

The proponents of the 5Day sale suggest NOT etting an appraisal. that's explained in the book and on the forum, in the archives, or ask there why not.

I didn't get one, and won't for this next sale.

Not only dense clay ( It's called "caliche") but it's also compacted with machinery.

Many southern Arizona soils have layers of caliche either on or under the surface. Caliche is a layer of soil in which the soil particles have been cemented together by lime (calcium carbonate, CaCO3).

No, not in this hard as cement ground. In order to put in plants, I used a hammer and a screw driver to dig small holes. A friend used a jackhammer to loosen the "soil" so I could put in a sapling...
