If you are a wholesaler they are something not necessarily to be concerned about but definitely followed. I heard about them a few years ago and their model is based on volume which allows them to pay more although I've also heard that they do submit some lower offers. It's a technology company that is wholetailing. They are doing well and I'm sure they have some deep pockets so it could be like when the wall street got into single family rentals. Real Estate has always been a people business, full of emotions and I don't know if any company can change that. Only time will tell.

Hi Maceij, I wanted to throw in my opinion since that is what we are good for here. Yes, you can find agents that will submit dozens of offers. Then, when you don't close or give them an incentive to continue to do so they will ghost you. I've seen it happen time and time again. But, alas I've found a solution that works. Pay them. It's much different when you pay someone to do something. We won't get into all the legalities of how you can pay them but you can in many different ways. One way that I could see this working is if someone wanted me to write a hundred offers a week they would have to give me an assistant so they could do most of the work on their behalf. Just an idea. I submit 100s of offers and get 1-3 so I guess it still works for me.

@Randy Gillespie Yes when they are in good enough shape we keep them but you have to have the right person do them or they come out looking cheap.

I'd probably sell everything and put my money in some multi family. Your income numbers for the total value of your portfolio make me sad in my heart.
