Hi Elinar,  I've always found that tenant occupied properties are a pain in the *** to sell unless the rents are good enough for a healthy cash flow.  Also, I always think sellers leave so much money on the table when their properties aren't freshened up for the  end buyer.  First thing I would do would be to run comps and then after that offer it to the renters in there right now.  Just a thought. There are some great articles and discussions here about airbnb. Right now if I recall correctly the only cities that allow it are the city of Las Vegas and north Las Vegas.
