The market is good especially downtown. If you have it at a good price I'd buy it. I'm local and love multi family but haven't been able to find anything that would  give me a decent  return. Call me if you would like to talk.

That is not true. In the recession the rental values went down significantly. Thus making the multifamily lose much value. Buy at actuals, not pro forma, and you should be fine. Also, there are so many other markets in different stages that you could essentially go from market to market and never slow down.
