as many markets Las Vegas is very particular to certain areas. Greenvalley and some of them are absolutely great neighborhoods however for cash flow not so much. You really need to look at what your goals are what rate of return is acceptable to you and go from there

 Depends on what side of North Las Vegas. It can be very sketchy. A lot of exciting things happening up towards the north east however nothing has been really confirmed yet. Like any market you have to look at individual areas.

Hi Carlos. Congratulations. Just thinking out loud here but instead of asking the internet what would you do, why don't seek a couple of good real people and ask what have you done with $400k. And what return have you realized? There are a lot of theories and a million different opinion but the proof is in the actual returns. I flip houses to buy apartments. Having managed large apartment communities I understand how this vehicle work and am very comfortable with it. There are very good alternatives, but I am not familiar with them. It does not mean they don't work it just means I haven't made the decision to focus in that area. A confused mind says no. Find your niche and go with it until you decide to expand. Like I said just thinking out loud. Let's grab a coffee sometime. Take care and good luck!

If there is one thing we have trouble with here is good GCs. I end up subbing out most of my jobs. Once I get to at least ten a month I'll have to hire a project manager. I'll let you know if I hear anything and let me know if I can help in any way. Good luck

Ok, ok, ok. I'm sorry I haven't updated this but I'm sad to report that there has not been any updates. There will be soon though. I got caught up and in the middle of five flips here in Las Vegas and been crazy busy (and I took a small vacation to paradise). Initially, I wanted to beta test this for crowdfunding however I'm still looking into that but if my business keeps on the way it is I might just self fund the whole deal. Not sure yet. As soon as I make the next move I'll let you all know. Thank you all for so much support and best wishes. We'll get'r done!
