Hi Elle,

I own property in Richmond and I am a real estate broker that helps investors find off-market  properties.  Please provide more details about what you are looking for, for example:

- How much do you want to spend on the purchase?  On the rehab?

- Property type?  SFD, 2-plex, multi.   (Note: Is the property type you want to buy in-line with your budget?)

- What do you consider a "safe" area of Richmond.  Richmond has a huge range from $1M+ houses in very nice areas to $200k houses in scary areas.

The more info you can send the better.

I own property in North Richmond. You are right, because it's CCC the Richmond rent control law does not apply.  Like you, I find it to be one of a few places where the numbers make sense in the Bay Area.  Of course, you need to have a tolerance for the problems that come along with a rough area.  But I see the area shifting and I believe slowly it will improve.  As soon as those abandoned low income housing properties get demoed and rezoned the area should improve greatly.  Like most places, North Richmond has a range of areas in terms of quality.  It ranges from - scary, don't go at night, to - decent area with working class that are trying to get by.   Ping me if you want my thoughts on the area you are buying, I am happy to help.

Hey folks,

If an owner has given tenants on a month-to-month lease a 60 day notice to terminate tenancy and then I buy that property before that 60 days is up, is the time period still counting down from when the notice was given?  Or, because I am the new landlord, do I have to restart the 60-day notice process?   

For double points, what about an eviction process?  If I buy a property that is in the middle of an eviction, do I have to refile because I'm the new owner, or do I just continue with the timeline of the former owner?  

House is in unincorporated part of Contra Costa County in California.

Well there's a happy ending to the story.  I called up Chris my mortgage broker for the deal @Chris Mason to lament about my situation. Chris made some phone calls to people he knows at other title companies and explained the situation.   Sure enough, a competitor of old republic title took a look at the deal and they felt perfectly comfortable with it.  I opened a new escrow with them and closed the deal in a little over a week.    Thanks Chris!  BP is such an amazing resource.

 Did some driving for dollars near one of my properties in Oakland and found a boarded up property. I looked up the property and found the owner's mailing address. Sent some letters and then went over to the owners house to knock on the door. Discovered that house was abandoned as well.   I went back to the first house and spoke with the neighbors - apparently there was a murder at the house (details were scarce) and the owner hasnt been seen for a year.  Ah, the plot thickens.  So I do a skip trace (TLO) on the owner. All the phone numbers are disconnected and there are no relatives.  No other listed addresses.  Slam right into the proverbial wall. 

Anyone got any tricks up their sleeve for a next step?  I thought about posting a for-sale sign in the front lawn but it feels a little sketchy to do that in this neighborhood.

Has anyone in the Bay Area ever tried hiring a private investigator to find someone who is trying to stay off the grid?

Hey Folks,

I know that delinquent property taxes have a negative impact on an owner's credit score.   But what happens when the property is sold at county tax auction?   Will the auction will have a negative impact on their credit score, or does it not matter because their delinquency is already recorded?  Or maybe the auction can be good for their credit score because the taxes are then paid off (just made that one up)?

Anyone know?

I recommend calling a home performance company and asking them to come out to conduct an audit.  They will bring out all the fancy tools and hopefully be able to diagnose the problem. Audit costs around $300-450. PM me if you would like a referral.

@Rick H.  Saw your presentation at the Oakland summit. It was great!   I'll contact probate dot com.  I did a google search for fiduciary mortgage but a bunch of informational pages came up.  Not clear what I'm looking for. Thanks for the help!
