Looking for someone that wants to own buy and hold rentals with a boots on the ground partner.  I'm a local investor with my own rental portfolio and background in rehabs and wholesaling as well.  Currently I'm finding more deals than I can buy personally so I'm looking to partner with others that want completely passive income.  

Real Scenario Opportunity

2/1 Duplex that will rent easily at $675/m per side

Purchase of $40K

Cosmetic Rehab 10K

Cash Flow after Expenses $845/M

ARV $60K - $70K

I'm willing to partner with the right investor and give them 60% of the deal for their funding and my work and management.  This could be a one and done or I am looking to build an ongoing relationship and do multiple deals with similar numbers.  

$845/m X 12/m = $10,140/YR

at 60% ownership = $6084/YR

$6084/yr on $50K all in = A TRUE 12.7% ROI

and you would have a  PARTNER WORKING WITH YOU TO MAXIMIZE PROFITS because the better returns you make, I make as well!

wow.... I didn't realize we were having to sling mud to try and influence other investors.

@Moe Daoud as @Darrin Carey mentioned (and MANY MANY others on this sight both local and OOS) Dayton is a great place to invest.  I'm a local investor who is not originally from Dayton but stay and invest here because of the awesome opportunity that the area presents.  We have a very good network of professional investors here locally, the cashflow is tremendous, prices are cheap, and IMO on the upswing.

I know and work personally on RE for a BIG investor out of Kansas City that is buying things in Dayton as fast as they can

I'm a local investor with my RE license in Dayton Ohio.  We have a very good group of investors here as well.  Our rental market is insane and prices are extremely low.  I have worked with several OOS investors in the past so if you ever want to discuss Dayton as a possible place to invest let me know
