You might consider going to your local lumber yards and find out who is one of the more active builders in your area.  If you haven't approached them as yet, you might find a gem.  You could have additional copies of your drawings available and have them do a cost estimate.  Don't forget everyone needs to make a living so you need to leave profit on the table or you will pay for it one way or the other.  Avoid design changes or add ons during construction.  Study, study, study your drawings and make changes prior to the job starting it is far less expensive in the design stage than the construction phase.  You might consider approaching other "new construction" residents and see if they were happy with there experience and if the quality met their expectations.  Sit down with "your builder" and review the plans and determine if there are ways to scale down or modify to save material and labor costs.  Think of it as a team effort and listen for positive suggestions. There is a market for most houses, obviouly depending on price and condition. Marketing is the biggest issue as most buyers will be from out of the area and will have difficulty meeting up with you. If you are the one selling the property, it is time consuming. I know of "sellers" that spend hours waiting for "buyers" in Dunkin Donuts for prospects who don't show up on time or don'dt show up at all. If I were you, I would visit the property and determine if the "price" would encourage a quick sale, you could either pick a day (days) to meet prospects at a central location. Remote site selling is a challange. In most instances the sale requires cash buyers. Think out of the box, if there is money to be made you will find the answer. You might consider Video or photos and send them to the prospects prior to setting up appointments. Identify what recreational areas are close buy, identify how close shopping is to the dwelling, can the property be reached in the winter, make up a fact sheet so you have all the answers available. Determine the ability of the prospect to pay and there time frame to purchase to eliminate or minimize tire kickers. How much work has to be done to have the dwelling fit to occupy, is it a DIU property or does it need professional help and of course what the ARV would be. Good luck.

Welcome to BP.  You should explore the "dash board"  there is so much good information available you can pick and choose just what you want to learn.  Listen to the pod casts again, pick and choose.  Join some local Real Estate Clubs, groups to learn the local area and determine if there are any local pit falls.  Your off to a good start keep focused on your journey.  Again, welcome aboard.

I guess everyone has an opinion on why prices have stayed low.  I am active in the area and I have found that the buy and hold market has somewhat affected prices as far as comps are concerned.  The house values are very attractive for those who live in the metro area of NY/NJ and can commute.  Large numbers of residents still commute to NYC as the salaries are more attractive than the local employment market.  You can get real value at this time in the area; you can appeal the real estate taxes if you acquire your home for less than the appraised value.  There are several services that provide the appeal procedure.  The real estate market in the Poconos is attractive as you can find homes in rural areas, built up areas, recreational areas, commuter areas and residential areas at realistic prices.  Good place to live.  Recognize you have a lot of options at your disposal and zero in on what you are looking for and I'm sure it will be available for you and your family.
