Make sure that the house has 2 bathrooms, good size closets and a kitchen that can be upgraded at minimal cost. You did not mention if you were a buy and hold or a flipper. Make sure the buyers agent knows the purpose of your purchase, you can't buy retail. Food for thought.

In my area there is discussion regarding mandatory pumping, every so many years. Many items that are put into the septic system are supposed to be biodegradeable but the time line of the product conflicts with how often you need to pump out the system. It is better to have a scheduled pump out than be caught with your pants down. We always test the water when a well is involved, most water testing labs have a selection of tests from very basic to sophisticated, almost like a Chinese menu. The lab may suggest which one is best for your area. More food for thought.

The 90 day rule eliminates in most cases the need for two appraisals. Some of the underwriters want a house inspection as well as a pest control certification. If you can go conventional mortgage on the sale of the property you are better off as you avoid the high FHA PMI premiums that last for the term of the mortgage, with most conventional mortgages the PMI ends when you have 21% equity. Cash is always king and you avoid most of the above.

Food for thought.
