You might consider working out with the lender to have the sub contractor put on the "draw slip' and pay him for their portion of the  work completed.  This will indicate to them that" when you get paid they get paid".  It may give your sub constractor some assurances that the money is available when his work is completed.    Food for thought.

Welcome to the BP family.  You might explore the Pocono region.  Many renters commute to the NYC area for employment, a reasonable good area for buy and hold investors and it is close enough to keep an eye on your investment(s).  Food for thought.

@Jon Arthur, In the event that your sewage system fails sometime  in the future you should check on what it costs to hook up to the public system.   In some areas, it is mandatory that you hook to the system when it passes your property. l I'm suggesting you check out the fees in order to avoid surprises.   If your system fails they may not issue a new sewage permit and require you to hook up to the central system.

Does this property have a cess pool or a septic system?  The size of the property could offer some challanges in the event you had to install a drain field.   Is the property on well water?  Isolation distances could be a challange in the future.  I would do some due diligance in this area even at the price your considering.

I would suggest you spend some money and have a title search conductged and see what liens are on the property, if any.  Determine if the property has been sold due to back taxes, etc.  Once you determine the status of the property, you can then proceed.  I would suggest you spend the money and get a professional search conducted.  This obviously is a personal opinion and not a legal one.  Good luck.
