Welcome to BP.  You can acquire a lot of excellent information by exploring the tool bar.  When you determine the niche that most interests you then you can focus on that aspect.  You should attend the get together in Summit NJ which they hold about once a month and meet like minded people.  You might pick up the information that will set you on your path. From my experience you are taking a risk.  I would attempt to keep your improvements in line with the comps.  Getting a higher appraisal is risky, if your willing to take the chance document the work you performed and provide the appraiser with the documentation and before and after pictures to give them something to work with in order to get the number you are looking for, and it is still going to be risky.  Good luck

I would think that maturity would be an asset that has value.  Your decisions would be more calculating and possibly more rewarding.  The advise you have received is all excellent, attending local meetings is an excellent way to learn the local market as well as to pick the brains of those who are in the trenches.  You have many productive years ahead of you, all you have to do is make them count. As the old saying goes "make your plan and work your plan". Lot's of luck and nice to see you already have started on your way, by joining the BP family.

Timeshare for personal use can be a good purchase.  Depends on how you are acquiring the timeshare and what you are paying for it.  If it has a viable exchange program so much the better.  You should acquire one that you would not mind going to each year and if the week(s) your buying are right to use or deeded.  If you are buying a specific unit for a specific week it makes life a lot easier.  You can acquire timeshare units on line at give away prices and as mentioned check on the maintenance fees.  There are some excellent "dirt cheap" units available.  Investment no, family utilization a good expense as it will make you get away and enjoy the family.  Food for thought.

From a cosmetic approach not all of your prospects would like wood ceilings I would think the tried and true kitchen and bath approach would be your best approach.  Granite counter tops, good cabinets and stainless steel appliances and lighting are always show stoppers.  Making the bathroom a focal point of your improvement is certainly a safe approach to making the lasting impression; and of course curb appearl; shutters, nice entrance door are always safe investments. Additional food for thought.
