Welcome aboard and thank you for your service.  I think you should trade your suite for a set of coveralls if your going to acquire properties.   I would determine what "niche" you are going to focus on, do more research in the files and blogs and start your new journey.  I would identify the geographic area everyone is willing to travel to and start.  You might connect with some local wholesalers who may furnish you with "off the radar" listings.  And another very important factor determine how much money there is available so you don't spin you wheels.  Good luck and welcome aboard.

*Joshua Meyers; Welcome to the BP family.  You will find a lot of excellent free information available.  You  should listen to the pod casts and review the material that is available in the files.  As they say, don't play a hand until you understand the game.   Attend some real estate investment groups and you will find your niche.  Again, welcome aboard.

They have meetups in Summit, NJ as well as in NYC which are both convenient for you and a good way to make contacts.   Again, welcome aboard.

@Tri Ly The resale certificate is to generate money for the HOA and to make sure that when Title is transferred to the new owner, that all dues, and violation fees are brought up to date. This also makes the new owner of the Rules and Regulations of the Community. Most mortgage companies and Title Companies will require (request) a Resale Cert.

@Tri Ly: LYou certainly don't want to get the reputation of skirting the "permit process". Most HOA's have some pretty stiff fines they can impose, they can conduct inspections that might not make you happy. In most instances you need to obtain a "resale certificate" and if there is a fine outstanding you will have to pay or not get the resale certificate. Better off working within the HOA code requirements and be one of the good guys.

@Joe Moore, my very recent experience in obtaining mortgages  for retail clients,  has been two years out of foreclosure  and obviously the establishing of good credit.  In my area, a credit score in the area of 640 is acceptable, the debt to income ratio varies, and is very strong influence.  Get lined up with a good mortgage broker, attend local real estate investment groups and they will help you recognize who to send your business to.

If you don't compromise the floor plan I would put in the full bath.  This should make it much easier to market..
