@BrandonGubish  Welcome to the BP family.  Listen to the pod casts, choose the specific ones that you feel most interesting and this will get you started.  There are real estate investment groups in your area and you should attend and learn what's going on in your area and who are the active members.  They have a chit chat period before and after the meetings and you can absorb and learn.  Good luck on your journey and welcome to BP.

I would attempt to save the existing drain field, perhaps it may only need to be flushed; have your septic guy give you some alternative suggestions and make the replacement the last choice as it is the most expensive. Keep your eye on the costs involved and while your at it check out the well and the water quality as you don't need any more surprises. Basement bedrooms can be tricky as the window requirement can be tricky and basement finished space does not provide the same value as above grade finished space. Additional food for thought. Keep your eye on the projected cost factors as well as the ARV.

I would speak to the Sewage Enforcement Officer to determine if the drain field needs to be moved and if there is space for an alternate location and if the new location would pass a perc test.  Determine the extent of repair that is required, the Sewage Enforcement Officer may have a knowledge of the property, proceed with caution.

I would visit the Island prior to investing.  The standards of the dwellings may not meet the standards you would be happy with.  I would exercise plenty of due diligence before investing.  Having said that, I believe Cuba would be an excellent investment as it will attract plenty of new visitors who will fall in love with what it has to offer.

@Marci StWe have acquired properties through them and we always use our own title company as it provides us with a better sense of security.  It has always been a longer than usual process with no way to speed up the procedure.  Everything has always worked out without any glitches.

Welcome to Bigger Pockets.  As you will  see with so much  happening in the area, Water Parks, new restaurants, it is a very interesting market.  The rental market is very active and the prices compared to the NYC metropolitan marketplace makes the Pocono's a magnet. I'm sure your Broker friends can assist you in what direction to pursue.  Again, welcome aboard.

Is it a flip or hold? What colors are your walls, is there a backsplash; color of your appliances, stainless or colored.  That info could help.  If it were a rental you might consider vinyl if it's a flip you might consider tile.
