Welcome to the BP family.  You have an enormous amount of resources available to you; review the pod casts, become active in groups in your local area and select the geographic area you wish to invest in and start on your journey.  There are a lot of markets available to you choose the one that best fits your needs (easier said than done).  Again, welcome aboard.

There are about seven gated communities in the Pocono's and a good number of Private Communities and they all serve a purpose: some are excellent for seasonal recreational activities while others due to location are excellent for commuters. Some are more expensive than others (HOA) fees, some have central water and sewers while others have well and septic systems; most all have recreational facilities; you will find a wide range of prices, dues and taxes. Some are more attractive than others for rental purposes, some encourage renters. If you are a buy and hold type you will find many opportunities available; perform your due diligence as many houses require more construction efforts or cosmetic improvement than others.

Welcome to the BP family, you have found the right group to develop your skills.  Listen to the pod casts and explore the tool bar for areas of interest.  I believe there is a real estate group that meets in New Jersey almost in your backyard.   Use the key word function to be informed of topics of interest.  Again, welcome aboard.

The Hubzu experience can be exhausting and frustrating everything takes more time than necessary.  They do not return phone calls, they ignore emails, they don't respond to pressure they are completely indifferent.  However, we have purchased several homes through them despite the obstacles.  You need to do inspect the homes as most are not in the condition presented or they might have been at time of listing.  In most instances we found the information to be very inaccurate, yet we acquired the property.   They are a good source that should not be ignored.  In some instances we used our own Title Company and in other instances we used theirs.  We feel more comfortable with our own title company.  Good luck.

Good job; I'm sure the next one will be more profitable and your approach will be more demanding.  The risk reward factor is a concern but you came out ok;  The next one utilize your experience and now you can start saying this is not my first rodeo.  Good job and good luck with your second deal.

Welcome to the BP family. Before you get involved in rental properties in the Pocono's check our the restrictins that the HOA might have. Some associations encourage rentals as it generates income as they charge a fee everytime the property is rented. Other HOA's discourage rentals as it disturbs the Primary home owners. Also, some townships have ordinances that restrict the number of occupants that a house can be occupied by who are not related. Due diligence is encouraged before you leap. Again,

Attend some real estate investment clubs in the area and learn what is going on.  Line up a team, realtor, contractors, mortgage lenders, etc.; determine who you want on your team and what area best fits your funds.  Concentrate on the geographic area that best meets your needs.  Good luck on your journey.

Good luck with your house hunting as you found out Jersey City has diverse opportunities as well as wide price swings.  Good to see you evaluating every move; the mortgage process is demanding and time consuming, good you are getting pre-qualified before spinning your wheels.  Keep us informed of your progress.
