@Garrette Becker  Sorry to  reach out to you so late, attempted to do so earlier but encountered some problems with my computer.  Join some RE investment groups in your area, or travel a bit to gain as much exposure as you  can with real estate investment groups.  Be a fly  on the wall, until you determine fact from fiction.  There is  excellent information available on the pod casts as well as on some of the old blogs.  The free training manuals are excellent as well.  I have very little knowledge of the Beaufort area other than when I got off the train many years ago.

@Sado Adejare  Welcome to the BP family.  Wholesaling in theu Pocono's is a challange as there are so many properties available.  Finding houses that are not listed somewhere are difficult to find but they are out there.  The county you live in Monroe is among the best counties as it has stores, transportation to NYC, recreation a highway network and affordable housing.  The trick obviously is to find houses that are appealing, priced right and financial rewards for all participants.  Listen to the pod casts and review some of the training manuals that are available "free".  Again, welcome  aboard.

Happy St. Patrick's day, good question.  If it were me, I would attend some real estate groups in your area and start making contacts.  See who the mover and shakers are and what these investor types might be looking for;  I would line up my investor types first;  you might also explore the Joint Venture route;  contact some of you friends and business connections and see who might be interested in becoming a financial backer.  Use your reputation as a  Contractor to attract financial supporters.  I am aware that there are those who will say get the deal and the money will come, but that has risks that appear to concern you.  Hope I've helped.

In my opinion I'm guided by what I acquired the property for, the carrying costs and what I might be able to sell it for.  The improvement costs are a direct reflection on what I might make as profit and influence my decision on what improvements I can make.  I would be influenced by comps and do the improvements that would take my home off the market the fastest.   If you have a substantial spread, then you can put your personal touches on the project.  To answer your question more directly, the front door, the foyer, the front yard, kitchen cabinets, appliances, bathroom appearances, custom closets.  Good luck.

*@Rodney Diamond Welcome aboard.  You should attend the NYC meet ups as well as review some of the excellent podcasts.  As mentioned you don't have to relocate in order to become involved in other geographic area.  Again, welcome aboard.
