@Derek Nowick  Welcome to the BP family.  Join some local real estate groups and become the fly on the wall.  As you know you learn more from listening than talking.  There are so many areas to become involved in you need to focus on what fits you best.   Learn what is going on in  your area and separate fact from fiction; there may be several real estate groups in your area, explore them to see who participates and are these the types you wish to emulate.   It will take time to become acclimated but as you know it does'nt pay to rush into anything.  Thank you for y@our service.

It  has been my experience that most of the marketing for that area is done to the Philadelphia market due to the proximity of the northeast extension as well as the new exit@ of the Pennsylvania Turnpike.  In recent years a lot of marketing has been done to the Russian ethnic market in NYC.  I can't help you with vacancy rates etc as we are in the flipping market and spend most all of our time in the Mt. Pocono area selling to the NYC commuter.

@Jeffrey Hayes  You might consider supplying "comps" from the area that you based you're selling price on; plus a list of improvements that you completed.  Found that supplying this information indicates that you based your selling price in a realistic range.  In our area,. the Appraisers do not wish to encounter the seller.

Welcome to BP; an excellent place to keep informed and learn.  The Pocono's are still alive and well and as you may be aware taking a new direction with waterpark attractions.  The commuter market attracts buy and hold investors and from all appearances, seem to do reasonable well.   We are in the flipping market in Monroe County which is also an active segment of the market and provides individuals from the metro area very affordable housing.   Again, welcome aboard.

Welcome to the BP family; I would attend some local real estate meetings and learn the lay of the land; not knowing your competence level I would make sure you have a good inspector available to give you a qualified opinion on any properties you might be interested in; I would line up my contractors and get their opinion on any property you might have interest in; get numbers on what it will cost you to bring the property up to a standard that you could flip it quickly; work out your carrying costs and see if it makes financial sence; look into the materials that are availabe (forms) for cost controls and inspections.  Determine if there are any investors available for your worthy cause. 

I have touched upon the tip of the ice berg but it's enought to get you started.  Again, welcome aboard.

*Teya; very good article in today's Pocono Record regarding Pocono rental properties.

This is a very small newspaper but the story is on the front page.  If you are interested in rentals in the area you should go online and read the article.

My advise would be determine who you are going to rent to.  Locals, commuters, section 8 or vacation rentalss and that should narrow down your search. Are you looking for a fixer upper, foreclosed  cproperties or one that is ready to move into?   Do you have your finances lined up.  

Investment properties are looked upon differently than primary homes.  The Pocono's cover 4 counties, Pike, Wayne, Monroe and Carbon and they all have something to offer.

I always tell people that the Pocono's is about the size of Long Island and it will take you  considerabe le time to visit every hamlet.  What you should determine is how much you have available and what area will meet that requirement.   

I flip houses, I'm not in the buy and hold arena.   However, many people are very active in Monroe County in the buy and hold field and appear to do quite well.
