One of the advantages of selling  the property on your own, you can utilize the money to advertise your property; you need the funds available to market the property while with utilizing a Realator they get paid at the closing table and there are no out of pocket expenses.   When you sell your own property you need to handle all of the documents as well as being knowledgable about obtaining mortgages for the buyer.  The realtor usually handles this function for you.  When you sell you own property you get almost instant feed back,  with a Realtor you may or may not get specific feed back.  When you sell yourself you have some latitude with the selling price when using a Realtor you need to build in the Commission Cost.  In some instances you can have the best of both worlds list it with an agent and reserve the right to sell it on your own.  The main thing is to flip your house as quickly as possible.  When your selling your own property you are truly focused on one property, the Realtor has many on their plate and your property needs to be priced right against all other houses the "buyers" agent has in their inventory of properties.  No easy answer; we utilize both and have found them to be mutually beneficial.  Sorry for the ramble, but I don't think there is a "one size fits all" approach.  One very important aspect is your ability to "show" the property and fit the showings into your time frame.  Many realtors bring an enormous amount of trainng into the marketing and "selling" of the property.  They don't all use "the asking price" price  approach to sales.  Food for thought.

Welcome to the BP family.  You should research some of the excellent materials that are available (dash board) on these pages; the pod casts, the blogs, the controls, the forms are all excellent and best of all they have been developed by individuals that are active in the field.  Just starting out I would suggest you attend some local real estate investment groups and observe what is going on in the area; Scranton, Wilkes-Barre and the Pocono's are so very different.  You will find you're nich, by exploring the opportunities that exist and there are many in you're area.   Good luck

There should be no question in your mind about inspecting the house.  You should decide if the house meets your requirements, how much money it would take to refurbish the house and when all is said and done would you be happy with the end result.  If you are going to live in it, that is one set of standards, if you are going to buy and hold or flip that is a second set of standards.  But in all cases make sure you get into the house and inspect, bring as many tire kickers with you as you can as second opinions are valuable.   We have acquired several houses through Hubzu and each and everyone has been a challange.  You can find some good ones if you spend the time, don't lower your standards unless you can lower the price.  Food for thought.

I believe you're onto something.  The videos were informative, touched a lot of bases, I would think a little more "sales pitch" would help.  As mentioned the conversational tone was a good capture quality and held your interest.  Again, I would put in a little more "sales pitch" to induce the fear of loss, opportunity for a call to action.

I thought that Florida was one of the States that it was easy to "Carry", from my experience most concerned types, do carry protection, legally.

Many people in NJ have applied and received Grant money to accomplish raising  roperties.  A close friend had one raised and the cost was $45,000. it was their residence and they did receive grant money.  There is a lot to jacking up a house and there a lot available due to the cost involved.  From what I understand the House Raisers are busy and not to available.  I would check on the Grant money opportunity and see if it is still available.  If you have the funds and the time I'm sure you will find lots of opportunities due to Sandy and some may not have to be elevated.  Good luck.

You might conside not using Yellow Letters as they are being utilized by a lot of wholesalers and could easily be recognized and discarded.  You might also cosider making your letter a little more personal, evaluate your message and the call to action.  100 letters is not a lot of mail or a lot of effort.  I believe you have received a lot of good information from people in the field.  You might consider a follow up letter to the same list and see if you trigger some results.  You need to put in the investment of time, energy and effort and get over quick expectations.  Anyone can play the blame game, but it's not the profitable end of the business.  Food for thought.
