Hey @Ralph Gambale, you should get plugged into some of the meetups we have here in Tucson. 

As it happens there is one tomorrow night: the subgroup to the Tucson chapter of AZREIA meets on the 4th Tuesday of every month. This meeting bisects the regular AZREIA meetings (Tuesday following the 2nd Monday of the month), and unlike the regular meetings this one is free to attend. PM me for details.

Have any of the pre-orders been shipped out yet? I thought it was mentioned in the podcast that Set For Life went live on Sunday; prior to that was only pre-order.

Ordered my copy on Sunday hoping it would get here before I leave the country (Friday), but might have to just get it when I come back. At least I have the PDF version... :-)

@Account Closed This is more or less what I did with my first investment: got into an FHA loan on a house that would make a good rental. With down payment assistance I received a $500 check at closing. House hacked that house for a year then moved a long term tenant in.

Now that it is a functional asset the next step is to refinance into an investment loan once I get 20-25% equity: hopefully this summer as the Tucson market is primed to explode over the summer.

Since you can only have one FHA loan at a time I need to refinance out of my first loan before I can buy my next property: hopefully a small multi with another FHA loan.

If you rent for a year that year will absolutely be less stressful on you, but a year from now you will wish you had started today. "The best time to plant a tree was 20 years ago. The second best time is right now" not to mention rising home prices and interest rates, etc.

Do you have plans Tuesday night @Shawn Devoid, @John Powell? The AZREIA subgroup meets on the 4th Tuesday of the month. It's not as big or as well organized as the AZREIA monthly meeting (that has 100+ people each month), but the subgroup doesn't have a registration fee. Just voluntary donations to help cover the cost of the snacks.

If anybody plans on going shoot me a PM so we can meet face to face.

Low wage earner here: House hacked a 3/2 with roommates for a year and moved out. Now bringing in $950, which will probably only break even in the long run.

Looking to buy small multifamily in the summer, and on it goes.

Picked up a side hustle to further that along.

Arizona requires you to take 90 hours of in-class study before you can sit the exam. I am not aware of a purely online version and wouldn't recommend one unless you already know the law and terminology pretty well going into it.

Tucson meetups come and go but often don't receive a lot of traction regarding regular attendees. The AZREIA meetings (2nd Tuesday of the month) and subgroup meetings (4th Tuesday of the month) are a pretty good start so far as meeting people, but they are more sit-and-listen meetings with 15-30 minutes of structured networking.

I think getting 3-6 people together is a good start. PM me if you want help organizing something!

Hey @Emily M. Tucson is a great market to be in as well! Arizona property taxes still benefit us, our market is mirroring Phoenix (so all the favorable stats there generally apply here as well) but our median home price is under $200k. Expansions for major employer Raytheon and a new regional HQ for Caterpillar have been announced in the last 6 months as well.

Its worth a look!
