Tom,

I agree with previous poster. Most of the wholesalers are either marketing SFH that need major repairs, or they keep them and fix and flip. If you find an investor friendly realtor to help you find deals on the MLS, or possibly someone who watches the foreclosure auctions.

FYI - most pest companies require a tenant to assure the process is effective. Bedbugs need BAIT

FYI- Dunkin on West Genesee near Geddes has a confernce room for use. Is there parking at the inner harbor??

My experience in Syracuse is it is hard to find "deals" even with cash offers. The two family homes that are willing to deal need a lot of work; the turnkey ones know a mortgage lender with approve them so they will wait for top dollar.

Now that Syracuse has a ban on refusing section 8/PA; the rental market is a lot more challenging. I have 18 houses, some SFH some 2 family. Normally my apartments rent very quickly (like 1 week). I have on that has been listed for over a month with poor responses, even though it is on the East side. I would NOT take a HML to purchase if it were me.
