Did you apply directly through Michigan.gov or go to eviction and have a lawyer assist the tenant? I'm just curious with this being a state/Fed program how wayne county gets it dirty mits on it to screw us out of 20%

We've done some light deferred maintenance on the homes when we took over. I was just unsure to what extend we need to update the home to. We have 1 tenant that's reaching CERA funds for rent assistance and they're withholding 20% until we get CofC, so I can see how the city is cracking down on these.
I've heard of some people getting 100% of the funds without a CoC - does it depend on how they apply?

Questions:
Are YOU doing it all through the site or is their a community group to hold their hands?
How long is it taking you to get your funds? (I've heard it's faster if you file an eviction - truth?)
I've heard people say they only get 80% if you don't have a CoC and I've heard people get 100% and the CoC never came up.

You need to evict. Detroit tenants know the word "Escrow" but have no idea the meaning. They know you are OOS and will take advantage of you as long as you let them. Welcome to Detroit.

The current labor market has made any decent vendors the most important asset an investor has. No one is going to hand over their golden goose. We spend years finding and vetting these people.

I see a ton of stuff come up in the "The Clem" why are you looking to a PM right off? I'd would advise any newbies to self manage for a couple years first so you have a grasp of the process and better qualified to hold a PM accountable.
