  I live in Kingsland, GA and own a couple rentals in the area.  I have been look for a multifamily in the area so you have to tell me about your Quad! Congrats on the purchase!

It is encouraging to hear arlington is a good market.  People, who aren't in real estate, often tell me arlington isn't a safe area.  I would love to start investing in that area if possible sine I work in Jax and Jax beach is where I would like to end up.  What are your PM company fees for managing?

@Tony Figurelli I'd love to meet up whenever you venture through Camden, just let me know when you are in town.  I also work over by Jax beach so i am able to meet up during the week in Jax as well.

@John Leavelle Thanks for the breakdown!  When I ran the numbers the most I would pay for the properties would be $425K.  I like how you broke down minimum cash flow, I never set a min in my list of requirements for buying a deal so I need to go back and specify that.  And if it isn't a good deal I want to be dissuaded, Ha!

@Amber Koontz I spent about a year and a half listening to podcasts and reading books on real estate while I saved up, once I finally had enough to pull the trigger I jumped in before the fear of taking on such a big project paralyzed me.  It wasn't the best investment in the world but I am really happy with it.  I have learned an incredible amount by doing most of the reno myself as well as landlord myself, Iv'e learned more in the 6 months of doing than the 18 months of studying!

@Aaron Cooper Thanks for the insight! I have been looking in the Jacksonville area because that is where my wife and I would like to move to in the coming years.  Have you held on to any or are they all flips?  If so, how has the turnover been and have the tenants been good at paying on time?

Yes, I saved up for the first one, and re-fi cashed out for the second.  But I moved into both so I only needed 5% down

I think it is so funny I stumbled upon this thread.  I lived in the unit to the right of you and now rent it out, I met Jordan because he was renovating the middle unit and he helped me buy my next house.

Hey BP,

I have completed the BRRRR strategy once and will finish my second rental reno by years end so I am looking for my next property. There is an investor in my area looking to get rid of 6 duplexes (12 units) asking $462,000, all units are 2bd/2bath, cap rate is listed at 10% and it is in a military town so I don't believe I will have any trouble finding renters, and they will rent for a min $600/mo all day long. So my question is what advice can you give me for financing (I have $15,000 saved) a large deal, and what do you think of the deal itself? I can rent them as is but I would want to go in when the lease is up and put about $5K per unit into it.

Any advice would be greatly appreciated,

Hey community,

I have been one of those BP members who signs up but never gets involved, it is time to start venturing out into the online world for advice and encouragement. I work in Jacksonville, FL but live and invest in Camden County, Ga. My focus is on Rental properties and have completed the BRRRR strategy once so for with hopefully many more to come!
