you definitely need a lot more information than that in order to get an accurate or even close estimate on the rehab cost. How's the electrical, plumbing, and HVAC for each unit? If any of those are really old or in severely poor shape that could dramatically change the cost of rehab per unit. Your best bet to get something inaccurate or within the ballpark of accurate would be to have a few local contractors walk the property or at least a few of the units to give you an idea

yes I definitely think the trade-off between losing some closet space but gaining a washer and dryer in the unit itself has proven itself much more appealing to somebody looking for an apartment, and they definitely pay more to have the washer and dryer over closet storage space

I have a duplex that I own in West Central Fort Wayne  that I also house hacked while living in the downstairs unit.  I had an extra closet in the upstairs unit and I simply ran the plumbing and drains too  accommodate  a stackable washer and dryer and it was definitely a huge Pro to people looking for units  in that area

Do it ... I've only got a few properties but I started with a duplex and it makes more sense to me because you get two rents but still only one mortgage and the rehab process is all the same  for the most part just double of everything. Of course know what you will get per door with a multi-family compared to a single family but from what I've read and seen and done it seems to always be that case

I can't really speak in regards to a property manager specifically because  yes I do self manage .  I can definitely give you a few names but  in all honesty I haven't heard very many good things about any of the property managers here locally from other investors I've done work for or worked with

I've currently only got a couple of buy and hold duplexes in the 802 and 808 zips here in Fort Wayne but I'm currently trying to  start flipping through joint ventures or partnerships with other investors here in Fort Wayne for more capital to purchase more buy and hold investments
