So I've done a number of flips (just the Contracting side) for other investors in the last 3 years. My partner and I are currently working on our first flip from acquisition to listing. I've been actively looking for our next flip and have already let one slide through my fingers that would've been quite profitable. My team and I can cover rehab from beginning to end including most of if not all the rehab cost ... but unfortunately when it comes to finding somebody who has the capital to either partner with us on the next Flip or lend us the money for the next flip, I always come up short in time and somebody else seems to get there before me because they've got cash on hand or somebody already lined up who can cover that cost upfront and quickly. My question is does anybody have advice when it comes to finding the capital either through lenders private money or hard money or partnering so that that delay in time when I'm trying to find the money after I've found the deal doesn't screw me on the next one?

Wow...awesome job with the finish results, it looks GREAT! Sounds like things got slim towards the end, but u pulled it off without losing money and gained a ton of knowledge, and thats definitely a win 

I'm looking to purchase my first personal flip in the Fort Wayne area within the next couple of months. I've rehabbed a number of flips for other investors but making the move to start flipping on my own. Looking for any wholesalers in the Fort Wayne area to network with?

Awesome return  but ouch on the accident ...hopefully this squirrel was fried for causing that much damage.

Have you tried talking to your homeowners insurance for the property in regards to that hopefully you had it? That's a pretty sizable loss that would probably be worth paying the deductible

I think a lot of it depends on  the property  and its location in regards to where you live and whether or not  it's something  you're interested in doing. I've only got a couple duplex but self-managing them in my opinion is relatively easy since I rehabbed the properties myself so when something goes wrong I can do the repairs myself rather than rely on a property management company to pay somebody else to do it while charging me those fees...Plus  with websites like mysmartmove, and cozy, it's too easy to perform the tenant screening process by yourself rather than pay a property manager 10 or 12%. Granted down the road when I acquire more properties I may go the route of hiring a property manager but in the meantime it's to easy and more cost-effective for me to do it myself

Your best option would be to start networking with  local like-minded  investors .  Look for a local reia that you could join
