@Ken Klingler, sound advice from @David Veeder and @Account Closed note above.. very simple and to the point.. and accurate!
For this exact reason (I'm doing REI on a small scale - and discussed with a real estate attorney), I went for the larger insurance coverage packages on my homes and a large umbrella policy (vs. LLC route). If/when I get more homes and my net worth increases, then I would start the LLC and buy/place properties under the LLC. But for now, having great insurance and an umbrella coverage is good enough.

I haven't ran into this issue before, but if asphalt is the cheapest..go that route. Also consider paying the contractor all cash for a discount

Well we are 99% done (have to finish closet organizers) but here's the final pictures! Reno costs ran about $35K (I do a lot of labor on my own and with a family member) thus the low cost of this. And it's rented out! Tenants moved in today. Enjoy the pix!
