@Jayne Florez. You could try to find a company that isn't a member of the Las Vegas Realtor's Association.  Those companies won't likely use the standardized contract you've come across thus far.  However, you'd want to read those contracts thoroughly as they have not likely been vetted as thoroughly.  In either case, I agree with @Nathan Gesner in that you should probably consult your own attorney if there are items you don't feel comfortable with.

June had the most new listings in a month as far back as I can dig up records (about 16 years).  Sales price per square foot hasn't changed much yet though.

@Stephanie Kern The price seems low for the potential rent. Are there HOA rental restrictions? Are the HOA fees really high? Is there deferred maintenance that will result in special assessments?

@Seth Borman Not every property comes with water rights.  Often those are stripped away long before development similar to mineral rights.

@Bob Weber That estimate does look quite high.  Give me a shout if you still need a plumber contact.  I know several.  I'd guess this would be closer in cost to that PRV replacement that Bill mentioned.
