Hey Ben,
I’d be happy to discuss this with you further. Our company has a flat rate 10% management fee. Typically firms that offer a leasing service will charge a full months rent. Since our service is a flat rate you would receive full property management for just slightly more. Private message me and we can talk more. I’m with Apple Realty in Durham.

@Julia Bykhovskaia if you are looking for a commercial broker for multi family properties in the Raleigh Triangle you definitely want to connect with Deaton Investment Real Estate. They are a big player in our market and have a lot of long standing relationship with owners in the area. I can certainly connect you with them if you are in the area.

@Mark Pitt The way we use it is for tenants to book all their showings online. In order to book a showing they have to answer several questions like is their credit score 600 or higher. If they say it’s below our threshold it won’t let them set up a showing. We also ask if they have driven by the property as we want them to like the property from the outside before showing.
It’s been a great help in streamlining or processes. Let me know if you have any other questions.

Hey Mark,
Our property management company uses it and it has been a great tool to increase efficiency for showing properties. It takes several steps out of the traditional process of setting up a phone appointment. It also requires potential tenants to text to confirm the appointment or it will cancel the showing. This helps a lot with limiting no show’s.

Anthony Ross In a hot market like this it’s rare to find an on market “deals” as you have seen. I’m not sure what your exact goals are, but you may want to consider adapting your strategy. If you are set on a 2+ unit property you may be best served buying a list of such properties in the area you want and sending them a personal letter. We’ve sen good results with that although it takes dedication and consistency.
The other option you may consider is a “brrr” strategy. If you are willing to put in your sweat equity you will likely be able to land a deal on a good potential rental and just live there for a short time
I was able to find a small house with a garage apartment several years ago which we lived in and it turned out to be a great cash flow property although it wasn’t a standard duplex.

Josh, Sorry I didn't respond sooner. I'm sure you've checked out the property further. I'm an investor in Wake Forest and actually have an employee from my other company that lives in one of the duplexes on this street. I don't know if it is section 8 or not but it is definitely lower income housing. You probably won't see much if any appreciation in the near future and would have to factor in a higher management cost then other properties. It really comes down to what your taste is for real estate.
