@Johnathan Boyle Same to you! My family's company specializes in adding value by lifting the existing home and adding square footage UNDER the home. Mostly looking for capes, ranches and any homes in a flood zone.

Hi all! How do you find wholesalers here on BP. I have tried to do a "people" search but the program pulls up anytime anyone mentions wholesale or wholesaling in their bio. I'd like to find an actual list of those in NJ in the Union, Essex, Morris and Monmouth county areas.

I talked it over with my partner and although we are not interested in Wildwood... have you considered lifting these yourself and/or providing the numbers to possible investors? With remediation, you'd be able to keep the 4 units and the income they all provide.

HI @Ergys Cavo,
I donʻt know about Lodi but I work in flood zones a lot. When you are working your numbers do not forget to add in the cost of flood insurance.
Go to https://msc.fema.gov/portal to get the current flood map for the address you are interested in. You may not be in an area where it floods. Many flood prone areas have pockets that are not in the flood zone. Maybe you will get lucky.
For rents I usually check https://www.rentometer.com ... its usually pretty on it and quicker to use than asking an agent. Asking a local RE Agent would be my second advise. If you will be investing more into that town... Knowing a few agents couldn't hurt.
