- Build a secondary dwelling in my primary home to generate rental income
- Pull out dead equity from my rental home and figure out what to do with the equity!
- Repatriate cash from some of our overseas investments
- Hopefully another investment before the end of 2019 either in CA or out of state

On the contrary I spoke with an experienced General Contractor who said permitting shouldn't be that difficult, however I don't have any direct experience with permitting yet!
As for the ADU itself, I am beginning to look at Tuff Shed, apparently they build shells for ADU. Has anyone looked at it yet?
If I hire an architect to help design & permits, get the foundation done by a licensed contractor, have Tuff Shed build the shell (they install it too), and if you can hire out subs to finish up the rest like electrical, plumbing, HVAC, flooring etc.. would self managing the project work?
I did an excel calc based on the quotes I received and my prices are coming to about $300 per sq feet all inclusive. Perhaps I am over simplifying?

@Marcus Auerbach Thanks much for your response. As a personal challenge I am tempted to take it on myself given than the project is small. But yes I do agree that a small GC would make things much easier!
You bring out a lot more imp point so a lot to think about. Once again congratulations on your amazing accomplishment!

@Marcus Auerbach Great write up and very timely as I am preparing to build a small 300-350 sq feet home in my backyard.
I have a few questions for you
- Looks like I have 2 choices, go with a full service Corporate GC who will help me with permits and do construction OR go with a mid-size GC but then hire an architect for drawings & permits. Do you have any tips?
- Inspections - would you be able to elaborate how inspections work, what stages are inspections done? And if the inspector found anything that you had to change?
- How does sourcing of materials work? Do you pay for it do your contractors buy it and give you the bill?
- Any idea how much did it cost per sq footage only for the construction part (i.e. all the way from excavation/concrete to final finishes)

@Hannah Walker you mentioned you'd like to live in SF long term, you also have the ability to but $1.25 at 20% down. Though you live in rent controlled apt, you are astill paying $45K per year as rent which is a huge expense and not doing any good for you!
Yes market is at a peak and it will fluctuate but you can't go back and buy at a lower price and you can't predict the future. If you buy a house, your family and your kids will enjoy it long term!
