I am building a 700 sq feet detached 2B 2B, I have budgeted for $200K for construction & soft costs. I just submitted my plan to the city. Once we start construction the total cost figure might change..

Martin, you have 2 cash flowing properties in the Bay Area, that's a dream, come true.
The benefits of appreciation would far surpass any cash flow you get in other markets. Also have you noticed how rents have increase in the Bay Area? If you are young, and if you continue to work so you don't need the immediate cashflow, I would hold on to both these properties.

Historically stock market has given 7% Y/Y growth which means the investment doubles in roughly 10 years. So if I apply that same logic to real estate in Bay Area, home prices are in line with the stock market growth rate. Is this the right way of looking at it? In that case probably RE is not that much more expensive than it was back in '86?

Like with anything education needs to be a well researched and wise investment. There is just way too much info on the internet, a good mentor can shave off years of learning curve. I have had mentors (not in RE) but in some other areas of my career and all the Ah Ha moments I got thru' mentors was worth the weight in gold!

@Imthiaz Ahmed sure, it was a Children's based gymnastics center. I have a FT time job and 2 young kids so I couldn't give it the time it needed.

@Ali Ahmed We had a franchise business that we sold and invested in real estate and I started sleeping better! Though the business was running itself as we have a full time Director, I always wondered what if the Director leaves..
A successful Franchise business would probably give you better cash flow than real estate in the SJ market.
I wanted to try something different and I am glad I got the experience. You have to weigh your pros and cons
