I've worked with investors in the past on this type of issues.

depends on the damage of the house but there is always the value in the land.

Most will do it for free,

just spend sometime ahead of time and write down a scope of work. That way to work is well define for both you and the contractor.

Here's a general question, 

How much does Innovation and Automation go into Rehabbing and or Fix/Flip?

Is this something that we as investors should be looking into? or is it all about keeping the cost as low as possible to maximize the overall profit.

I think slowly but surely this will have to be address especially when renovating older homes.

Thoughts???

Most small contractors need to get paid after completing a certain task, this being said.

I usually set a Schedule of Values and line itemize everything ahead of time. So that I can bill every two weeks. On bigger projects its common to for us to bill once a month, that way it give our accounting department ample time to bill for multiple projects.

I Forgot to mention that the interior of the house was completely redesign, only about 10 LF of wall was left  and about 60% of the exterior walls were left. Also there is quite a bit of redesign on the inside regarding new showers and bath's. Which leads to new drains, new shearwalls, new footing and so on. I'm not putting blame on any specific individual, I just think that there was a lack of communication.

I was thinking about option #3 & #4.

unfortunately the architect seems to be charging a significant amount for any design changes, that's what lead to the failure to communicate in the beginning.

Here's some numbers:

Floor Plan Existing 1,085 SF

Floor Plan Addition 1,183 SF

2-Garage 441 SF

Design Cost Rough $10,000

No scope of work define and No specifications.

needless to say the Architect of record is no longer associated with this project.

I think I will approach them with option #4 to scale the scope of work down, and incorporate option #3 to find way and cut cost.
