Have you tried RSMeans, its a construction cost book.

Its pretty close when it comes to determining construction cost.

Very well said, I don't market at all to investor looking to flip, mostly because I understand that they are trying to generate the most bang for there buck, I will however offer advice and even try to get them over to one of my own remodels so that they can get a visual for what it's like to take a house down to the bare studs or even see the foundation form work be done. Fix & Flip is a different beast than tear down and rebuild.

The more one learn, the more confidence you create.

I really like the Open House Idea, How can I offer up a open house for any of my projects without really sounding like a sales pitch.

I think new investor can really benefit from visiting a construction site and asking questions about certain aspects of the means and methods of how projects get built. A general understanding the process goes a long way.

This one has really hit home with me, there's a story here with me on this but I have found the way in which to express it yet.

I have a journal a started years ago, that I hope to pass on to my daughter. It's important to never forget where we came from. Especially in regards to family.

Brazilian Jiu Jitsu,

Nothing is more of a equalizer than spending time on the mat, fending off grown men (& women). Trying to choke you out and put you to sleep. For those twenty , thirty or forty minutes you spend sparing at the academy nothing less matters. My family and close friends have notice the difference since I have start to train. I'm Way more passive and relaxed.

that's my biggest hurdle, since this (Real Estate Investing) isn't my full time gig. 

I need to figure out  a way to outsource this part of my business strategy. any insight would be greatly appreciated.
