Doesn't sound right. If you splitting the profits that sound like a equity partner and not a hard money lender.

 most cities have a website, but if they don't just go to the Building & Safety Department.

if you give them the Assessor's Parcel Number (APN #) you can get all the information relating to the Building Permits that have been issued to the property as well as whom might have pull the permits (I.E.  Owner/Builder or Contractor.)

I work for a General Contractor, I can help you pull the permits (No Cost).

just looking to help a Fellow BP Member.

what you are describing doesn't sound like much work, so I can help you with a Schedule and Budget Estimating as well. The problem with bathrooms are the finishes, most people don't no how to budget them selves and purchase items that are way fancy.

The construction work is pretty straight forward.

I agree with @John Blackman not sure if your $100/sf price is including your engineering or City Permits.

I work for a construction firm (General Contractor) in Anaheim, CA.  I wouldn't mine helping you run some numbers for your project. on my own personal time that is.

Wow, sorry for the delay response. I'm not sure how to get updates when someone has posted a reply.

but the answer to your question is the latter one. I think Automation Technologies and Sustainable Construction are going to be the future.

regarding automation, I like having the ability to view and control things remotely. As far as Sustainable Construction (Which is a whole other topic I'm sure) I think that making the house more energy efficient will go a long way.
