@Troy Cole

This is good question with many different answers unfortunately, I suggest that you always ask for references, and always make sure you look up there state contractors license.

at least here in California each and every contractors has to be licensed.

I angle I always take is I never ask for a Estimate, the word it self implies a rough calculation. I always ask for a Hard Bid. This seem to get there pencils a lit bit sharper.

How many for you take the approach that real estate investing is more like a Marathon Race and not a Sprint. That finding the right deals that fit's your investing goals should be outline. Rather then jumping in with both feet and then finding yourself over way over your head.

Its easy to sit back and say " I want to quit my job and invest in Real Estate Full Time."

But, I don't think most people really take into account the down time involved in closing some deals, or the amount of time it take to track down just the right deal.

Either way, I started to look at Real Estate Investing as a Goal Setting Activity,

  • What do I want?
  • How can I get there?
  • What have I done today that leads me towards my end result?

Would love to hear your approach towards investing.

Cheers

@Cynthia B.

Also Try and get some type of Schedule worked out ahead of time from your contractor of choice, this helps to visualize everything being done and help keep the project moving forward.

@Eric Pena

Always buy a house, it holds it's value better over the long term.

@Mark Forest

Slab on Grade is standard here in California, you shouldn't have any problems in the long run but if you do, it's manageable.

Check out the the Podcast, #63, #73, & #85 all have to do with long distance investing in some way or another.

The Forums here are BP are great as well, I just find it easier to listen to the podcast as I'm running around town.
