First of all that's a great question.
Not knowing the finish on the two remaining walls I'll give you my two cents.
- If the walls have some type of Orangepeel texture (As is common in (Southern California) I would leave them in place and just refinish the walls. This will save you labor and money on material.
- if the walls have a smooth finish, then I would probably also just leave the walls. Unless the remaining walls have some type of Mold.

Also something not mentioned already, is the Zoning. All the information above is
"Spot on"

First off "Welcome to BP",
Now on to your question. There really is no simple answer only because both are of very different nature.
You would have to ask yourself some of the following question:
- What are my Ultimate Goals
- What are my Talents
When it comes to Wholesaling, are you good at tracking leads down are you good with communication with people.
When it comes to Flipping, are you a good scheduler and are can you coordinate subcontractors or trades people.
Make a list of Pro's and Con's, Interview a couple of each (Wholesalers, Flipper's)
and then make a decision to what best suits you personalities.

here are a couple of quick steps:
Check there license # Contractors State License Board
Check for Insurance Certifications
Check References
Also, Request that all bids be submitted in writing (Not Verbal) and on letter head with a time frame or schedule.

"Time is Money" or as so they say.
If you have not learn then heed theses words of advice learn to set "Schedules".
Learning to set construction schedule can help make or break your profits. Learning to recognize what long lead items are going to be (I.E. Kitchen Cabinets, Custom Counter Tops)
This helps to establish a baseline of when a project should be finished, this is critical when using Hard Money Lenders (HML).
Also if your using contractors this helps to bring all parties together to reaching a common goal.
Which is to Make Money and Work Productively. This well make you Happy and your contractors Happy.

not knowing how you fill out your application,
there is a section where you need a third party to verify "Certification of Work Experience"
Have someone "Vouch" shouldn't be that big of a issue.

There are some lenders that offer Acquisition/Construction Financing but they will want you to have some equity already in the project generally 20% to 30%, and it also depends on your experience as a owner/builder. In that past we have built our custom homes with no money down, but that was because we owned the property out right, so the equity was already there.
