if you have the floors up you can use sound baffles if you are concerned about noise. They make an unbelievable difference

I have looked at some of the Fannie Mae lending programs, especially for multi-family properties that aren't offered at any of the banks I have worked with. Is anyone here familiar with or have used DUS lenders. Was there any advantage or pros or cons you could discuss? Thanks.

Yes you can get another primary rate if you live in a new home. Yes it is mortgage fraud if you sign that you will occupy and never do (not to mention unethical). There is no timeframe if it is not stated (some programs require 1 year, etc.)

everytime I read one of these posts, I kick myself for not investing in the midwest. Just picked up a place in norfolk for 32.9 that will likely net me the same or less

Thanks- we have used the Kilz before with good results, just wanted to get other ideas first as I have been warned that this was extreme (ie-hard to breathe).

You might want to look to partner, move the deal to someone else, or walk away. What is the rehab cost and where is that budget coming from? I would suggest moving slower and line up funds prior to w/ additional outs when something goes wrong.

Looking to get rid of major odor in house. Apparantly the animals from the previous owner did such a good job going where ever that it is hard to even walk into the place. Looking for people that have dealt w/ this before on COAs. Is it bleach everything and replace floors, is it some kind of chemical cleaning product like SCOE 10x on the floors and walls, ... I know there are people that I have learned from trial and error the best ways to deal with this.
