agree w/ @Linda above.  The simple fact is 9 out of 10 "wholesalers" you run into will be that guy.

You could try and find the motivation, but your best bet is likely to continue to look for motivated sellers.

Congrats! Are these in California or a new location? Are they all SFH?

Re-list w/ someone familiar w/ that neighborhood.  They might give you better adivce to unload the property quicker

I would be more interested in understanding your state law and options than calling an attorney or calling the police.  The attorney will likely give you advice you can find yourself or already know at a cost and the police will be like pulling teeth to help you.  As mentioned above, some states have special clauses for drugs and I think taking a photo of what you see as an issue is smart and not an issue at all.  I disagree w/ the others about drugs not being a good deal.  If you do them fine, if I know about it, you got to go for a number of reasons.  I know a lot of people said not to deal w/ the tenant, but I prefer face to face conversations I any issues I have, letting the tenant do most of the speaking, to ensure I am not missing anything before I take action.

The price is too high and I would look for a different target audience if you consider renting.  Military members will not consider craddock for the most part.

there are definitely places in va bch that will pay for training etc, but remember there is always some cost whether it is a time commitment or what

look to 4 units and be conservative in your estimates.  Lots of deals won't work and that is part of it
