PG county taxes are too much. If I was going to consider 2-3 hours away, I would really think about out of area all together.

Everyone would like to own class A property, however, the problem is that most of those places are NOT profitable for renting.

So I am capped out w/ my current insurance company and looking for someone new for an 8 unit building. I know this has been asked before and I am currently getting quotes, but looking for recommendations. Thanks (property is in Norfolk, VA).

Honestly, if I was going to invest that far away, I would just invest in a better market out of state.

There are too many to list one. First, want to thank all of the people that make this site so great! My favorite things are meeting the people I have helped, finding partners and friends, and all of the different ways to do things I never would have never considered w/o this site. Also, encouraging seeing all of the military members that are doing this.

Simple. Don't present bad deals as special, give bad ARVs, or low/incorrect maintenance costs. Lock up good properties and be straight up about how you or the deal bring value to the end buyer.
